The habitation-rights record issued for residential plots inside village abadi land. These are recent titles issued under a survey programme, and the underlying survey is worth checking rather than assuming.
Issued through MP Bhulekh.
What it proves
- That the property is on the civic or city-survey record and in whose name the account stands
- The extent and identifiers of the urban parcel where a city-survey system operates
- In city-survey states, notes of mortgages, leases and other rights entered against the parcel
What it does not prove
- Title, in states where the khata is purely an assessment account
- That the building complies with the sanctioned plan or has an occupancy certificate
How to obtain it
- 1Apply on the municipal or city-survey portal for the khata extract or property card for the assessment or city-survey number
- 2Where a khata was transferred, obtain the transfer order alongside the extract
Where people get caught
- Some states distinguish a regular account from a provisional or B-register account. The second usually signals a property that does not conform to approved layout or land-use, which restricts lending and regularisation
- A property card in a city-survey state carries more weight than an assessment khata elsewhere, so do not treat the two as equivalent because the portal calls both a khata
One record is never the answer
Every record on this page answers one narrow question. A title position needs the registered deed chain, the revenue record, the prohibited-property register, the litigation search and the municipal record read against each other, because the defects that cost buyers money live in the disagreements between them. LegiScore runs those searches across 14 states, a lawyer reviews the output, and the property is graded from AAA to C.
