What a property report alone cannot tell you

An encumbrance certificate is a register of what was registered. It is essential and it is not sufficient. The risks that kill deals tend to sit outside it: an unregistered agreement to sell, a pending partition suit, a revoked power of attorney, land in a prohibited-property register, a missing conversion order, or an injunction in a distant district court.

Its flagship Property Report bundles a 30-year encumbrance certificate, patta, guideline value, a proprietary property rating and a real-estate lawyer's verification and attestation. Its public site is oriented to Tamil Nadu records.
Is a property report the same as a legal opinion for a bank?
No. A property report is a bundle of records (EC, patta, guideline value) with a summary on top. A legal opinion is a reasoned conclusion on marketability of title, built on a title chain traced through every link, a litigation search, and checks against prohibited-property and regulatory registers.
