They are issued by different departments, keyed to different identifiers, and they disagree with each other more often than buyers expect. Encumbrance Certificate (TNREGINET)
A chronological list, issued by the sub-registrar, of every transaction on a property that was registered during a chosen period — sales, gifts, partitions, mortgages and attachments.
Patta / Chitta
The revenue department register recording who is shown in possession of a survey number, the extent, the classification of the land and the crops or tenancy noted against it.
TSLR Extract
The registration department index of registered documents — parties, property description, consideration and document number — from which certified copies of the deeds themselves are obtained.
Guideline Value
The government-notified minimum value per unit area for a locality, used to compute stamp duty and registration fees. Known variously as guideline value, circle rate, ready reckoner rate, fair value or market value.
Municipal Property Tax
The urban local body record of the assessed property, the assessee name, the assessment number and the tax paid or outstanding.
TN RERA Project Registration
The state Real Estate Regulatory Authority record of a registered project — the promoter, the registration number, the sanctioned particulars, the declared completion date and any complaints or orders.
