6 records matter when you verify a property in Rajasthan, and no single one of them establishes title. They are issued by different departments, keyed to different identifiers, and they disagree with each other more often than buyers expect. Encumbrance Certificate (e-Panjiyan)
A chronological list, issued by the sub-registrar, of every transaction on a property that was registered during a chosen period — sales, gifts, partitions, mortgages and attachments.
Jamabandi (Apna Khata)
The revenue department register recording who is shown in possession of a survey number, the extent, the classification of the land and the crops or tenancy noted against it.
Prohibited Property
The list of properties that a sub-registrar is legally barred from registering — government, endowment, waqf, assigned and court-attached land — maintained under section 22A of the Registration Act as adopted by the state.
Urban Land and Allottee Search
A name-keyed search across the revenue or registration register, returning the holdings or transactions recorded against a person in a given jurisdiction.
RERA Rajasthan Project Registration
The state Real Estate Regulatory Authority record of a registered project — the promoter, the registration number, the sanctioned particulars, the declared completion date and any complaints or orders.
Municipal Property Tax
The urban local body record of the assessed property, the assessee name, the assessment number and the tax paid or outstanding.
