What it proves

  • Where the survey number physically sits and which plots adjoin it
  • Whether the plot has been subdivided, and the shape and relative extent of each subdivision
  • Whether the land on the ground matches the parcel described in the deed

What it does not prove

  • Ownership of the plot it draws
  • Exact dimensions fit for construction. A cadastral sheet is a revenue map, not a survey certificate, and a licensed surveyor is required for measurement that will be relied on
  • Access. A plot can be correctly mapped and still be landlocked, because the map does not record a right of way

How to obtain it

  • 1Open the state cadastral map portal, select district, taluk and village, then the survey or plot number
  • 2Compare the drawn parcel against the boundaries recited in the sale deed and against the physical site
  • 3Order a formal survey through the revenue authority where the boundary is disputed or the extent is close to the deed extent

Where people get caught

  • Cadastral portals are frequently out of sync with the textual record. A subdivision that exists in the mutation register may not yet be drawn, and a drawn subdivision may not yet be mutated
  • Village boundaries were redrawn when districts were reorganised, and older deeds may name a village or taluk that no longer exists under that name
  • A plot that matches the map but not the site is the classic encroachment or wrong-plot-shown case, and it is only caught by visiting the land with the map

One record is never the answer

A title position needs the registered deed chain, the revenue record, the prohibited-property register, the litigation search and the municipal record read against each other, because the defects that cost buyers money live in the disagreements between them.
