From 15 September 2026 Tamil Nadu registers mortgage documents connected with bank and NBFC loans online through its STAR 3.0 system, so the borrower and the bank representative do not have to attend the Sub-Registrar office. Settlement, release, partition and revocation deeds are due to follow on 15 October.
What this changes for a title check

A mortgage registered without anyone attending is still a registered document, so the file should hold the electronic endorsement and registration number along with the printed copy. Check the digital signature and QR code on the endorsement before relying on it, because the state has added these features to the new documents. One report says the presence-less route covers memoranda of deposit of title deeds and deeds of receipt, while another describes it more broadly as loan-linked mortgage documents, so confirm the eligible document types on the Registration Department portal before changing the process. Nothing here removes the need for an encumbrance search before disbursement.
