No — the Dharani portal has been retired. Land records (Pahani, Record of Rights, mutations) are now on Bhu Bharati at bhubharati.telangana.gov.in, launched under the Telangana Bhu Bharati Act, 2025. The sale-deed registration itself has always been done through the Sub-Registrar Office and the IGRS portal (registration.telangana.gov.in), and that has not changed. Old dharani.telangana.gov.in links no longer resolve.

Does registering the sale deed make me the legal owner?

Not by itself. Registration is evidence of a transaction, not proof of clean, marketable title. In 2024–25 the Supreme Court reinforced that a registered deed plus a clean encumbrance certificate is not automatically enough — a buyer who ignores who is in actual possession, or who buys while a suit is pending, can still lose. What are the total charges to register property in Telangana?

For an urban sale deed, budget about 6% of the property value — 4% stamp duty + 1.5% transfer duty + 0.5% registration fee — calculated on the higher of your sale price or the government guidance value. Rural and agricultural transactions are structured differently; confirm the exact figure on the IGRS Duty & Fee Calculator at registration.telangana.gov.in.
